From contract to closing.

A closing is a sequence of dates, and every one of them has a consequence. The job is to keep the sequence moving and to tell you where it is.

Buying or selling a home

We take you through the process from contract to closing, with real-time updates at every milestone and access to all of your documents around the clock through the client portal. You should not have to call to find out where your own transaction is.

Where the property line actually is

Adverse possession claims are rising, and fences are usually how they start. Someone believes their property extends to the fence line. A survey for a new fence shows the boundary running up the middle of a newly paved driveway. One neighbour says the land is theirs by adverse possession and the other says it is being taken from them.

These are difficult legal questions and they bear directly on what the home is worth.

Encroachments, easements and prescriptive easements

An encroachment is where a landowner objects to a structure because they believe it has been placed on their property. An easement is where someone holds a legal right to use part of another owner’s land, as a utility does when it runs lines across a parcel. A prescriptive easement can arise where a person has continuously used land that is not theirs, and state law creates a right in their favour to carry on using it.

Common questions

A claim involving land where a person without title, but with possession for a statutory period, may have an ownership interest in that land. Often this comes down to a boundary dispute between neighbours.
